The beginning of a new year is for many a time of reflection when one gives thought to where we were twelve months ago, changes that have occurred since and any impacts and potential changes needed to achieve our goals.
If you will indulge me in an analogy….much like when a ship’s captain plots a course, important factors such as point of origin, destination, speed, fuel, prevailing winds and potential disturbances that will impact the outcome must be taken into account…so too must important factors be considered when planning to achieve one’s real estate goals. While news on real estate sales is abundantly available to consumers through many channels, it is generally provided at macro levels such as by county or city which limits its usefulness. Because of this and our belief that an informed consumer is a strong consumer, it is our pleasure to provide you with information specific to our community of Poinsettia Heights to help inform any goals you may have.
Whether you are looking to buy or sell, or just have questions about Poinsettia Heights or any other neighborhood in Northeast Broward County, please reach out to us. We would be happy to assist.

POINSETTIA HEIGHTS - 2022 Full Year Sales Summary
In this issue, it is our pleasure to provide you with a current and historical view of single family home sales for Poinsettia Heights. For this we begin with the chart below that shows the average sale price and number of homes sold since 2012. As you can see the average sale price of $269,286 in 2012 rose to over $863,504 in 2022, a remarkable 220% increase. Of this, 69% of the increase occurred in just 3 years time between 2020 and 2022 due to significant demand that was fueled by decades low interest rates, extremely limited inventory and of course an increasing number of people wishing to move to or just invest in S. Florida. Although we have seen a considerable slowing in the number of sales over the last 6 months, the belief is that Poinsettia Heights will remain in strong demand by buyers seeking a charming South Florida neighborhood with strong property values and that will afford them a lifestyle of their dreams.
